When an AC fails in July or a furnace quits in January, homeowners do not browse. They search "AC repair near me", look at the three businesses in the map pack, check the stars and call. For an HVAC company, local SEO is the shortest path from search to booked job.
Here is the playbook we use with home-service businesses in the US, Canada and UK.
How the local map pack is decided
Google describes three main factors for local results:
- Relevance — how well your profile and website match what was searched.
- Distance — how close you are to the searcher or the location in the query.
- Prominence — how well known and trusted your business is, including reviews, links and mentions.
You cannot move your shop, but you can control relevance and prominence almost entirely.
Step 1: Make your Google Business Profile complete
Your Google Business Profile (GBP) is often your most-viewed "website".
- Primary category: choose the most specific one (for example, HVAC contractor), then add secondary categories that truly apply, such as Air conditioning repair service or Furnace repair service.
- Services: list every service with a short description.
- Service areas: add the cities and postcodes you actually cover.
- Hours: show emergency or 24/7 availability if you offer it.
- Photos: real trucks, technicians, installations and before/after shots. Add new ones regularly.
- Posts and offers: seasonal tune-up specials, financing, maintenance plans.
- Q&A: seed the common questions customers ask and answer them clearly.
Step 2: Build service and location pages that convert
One generic "Services" page will not rank for twenty different searches. Create:
- A page per core service — AC repair, AC installation, furnace repair, heat pumps, ductwork, indoor air quality, maintenance plans.
- A page per key city or area you serve, with genuinely local content: neighborhoods covered, typical housing stock, local climate issues, team members based there, reviews from that area.
Each page should include a clear call to action, phone number above the fold, trust badges (licensing, insurance, manufacturer certifications) and an FAQ.
Avoid copy-paste "city swap" pages. They are thin and rarely perform.
Step 3: Make reviews a system, not an accident
Reviews are one of the strongest prominence signals and the biggest conversion factor in the map pack.
- Ask every satisfied customer, ideally by text, the same day the job is finished.
- Make it one tap with a direct review link.
- Encourage customers to mention the service and their town naturally.
- Reply to every review — thank the good ones, resolve the bad ones professionally.
Never buy reviews or offer incentives for positive ones; it breaks platform rules and can get your profile suspended.
Step 4: Clean up citations
Your business name, address and phone number (NAP) should be identical across Google, Bing Places, Apple Business Connect, Yelp, BBB, Angi, HomeAdvisor, Nextdoor, industry associations and local chambers. Inconsistent data confuses both search engines and AI assistants.
Step 5: Earn local links and mentions
- Sponsor local sports teams or community events.
- Partner with builders, realtors and property managers.
- Contribute expert tips to local news ("how to lower your summer energy bill").
- Get listed by the manufacturers you are certified with.
Step 6: Track what matters
- Map pack visibility across your service area (grid-based rank tracking shows this best)
- Calls, direction requests and website clicks from your profile
- Form fills and booked jobs attributed to organic search
- Cost per booked job compared with paid lead sources
Bonus: get recommended by AI
Homeowners are starting to ask ChatGPT and Gemini for "a reliable HVAC company in [city]". The same foundations — consistent listings, strong reviews, detailed service pages — are what those assistants draw on. Local SEO done properly is also your GEO foundation.
The bottom line
The HVAC companies that win locally are not always the biggest. They are the ones with the most complete profile, the most consistent listings, the steadiest flow of reviews and the most useful service pages.
